We provide the following Design Services:
Survey: Precisely document existing conditions, including the location of all structural and mechanical elements, window conditions and partitions. Produce a complete set of measured plans and elevations of your existing structure.   Preliminary design, code and zoning research: Work closely with you to establish spatial requirements. Review the local zoning resolution for project conformance. Review the building code for requirements that will impact the design.   Schematic Design: Propose preliminary layout options to accommodate your requirements. Meet with vendors to obtain initial input with regard to material selection and establish a detailed scope of work and construction cost estimates. Produce schematic renderings to study design.   Bidding and Negotiations: Prepare bidding documents. Assist in identifying qualified bidders for the work. Obtain a competitive bid from the selected list of qualified contractors. Promptly respond to contractor's requests for information during the bidding phase. Tabulate all bids and make recommendations to the client who will make the final selection of each prime contractor.   Construction Documents: Prepare detailed construction drawings required to obtain a building permit. All drawings will be produced and coordinated using computer aided design and drafting software which results in documents with a greater level of detail and accuracy than manually produced drawings. Prepare a project manual, which will include the specification and other requirements for the project. This document along with the drawings will form the basis of your Contractor's cost proposal.   Construction Administration: Conduct pre-construction conference with the contractor. Review contractor's project schedule Process the contractor's shop drawings, product data and samples. Respond to contractor's requests for information. Handle requests for changes during construction. Conduct final inspections. Prepare and distribute punch list reports. Insure that all required city inspections and certifications are obtained by each of the prime contractor's.
